Our goal in working with you is to make buying a home as efficient and worry-free as possible. It’s a process that can be highly emotional, even fraught with tension, but we do our absolute best to minimize your stress.

The Basics

As fully-licensed, full-time real estate agents and long-time Piedmont residents, we abide by a strict code of ethics and take our fiduciary responsibilities quite seriously. Integrity, respect, and discretion are a given. 

We work entirely on commission, which means we receive compensation only if we initiate and complete a transaction. We’re paid only after you take ownership of your new home. 

A lot of what we do is accomplished behind the scenes, whether we’re previewing homes, researching comparable sales, or evaluating current legislation. For every hour we spend showing homes and touring neighborhoods, we spend multiple hours in preparation.

Buyer Services

To be fair, all Realtors have to run through a similar list of tasks. Many of them seem to happen all at once. The key to our stellar buyer service is the way we approach our list of responsibilities, and, primarily, the way we connect with you, our clients. 

For example, we work hard to make sure you understand the current market conditions.  Of course we also do regular research on listings and schedule showings,  We email you daily and provide open house guides, and then tour all the properties in your price range and preferred neighborhoods. 

Together, we’ll go over your choices, evaluate property conditions, and discuss  negotiations.  We’ll connect you with reputable lenders, qualified inspectors, and talented designers.  And throughout it all, we’ll be in constant communication, right up to a successful close of escrow. 

Juggling these many tasks and timelines is our job. Doing it well is our pleasure.

    Far more often than not, we’re quite successful at getting our clients’ offer accepted. 

    The few times that we’ve been disappointed, we’re typically up against another buyer who has bid on several homes in the area and they simply want your choice one to be theirs. In these situations, it may be better to wait for a less competitive property.

  • First off, a local representative will know the intricacies of your market.

    They’ll also be familiar with the other agents – especially the listing agent. And it’s even better if your Realtor has worked with the listing agent before.

    We have a strong, dependable relationships with the Realtors in our area. Our colleagues trust us, and our vendors do, too. 

    We’ve had clients write an offer on a home where they were not the highest bidders, but we knew the listing agent, and we knew the sellers were reasonable. Our clients got the deal! They were shocked, and thrilled.

  • First and foremost, focus on homes that work for you today.

    Keep potential in mind, but be happy with the bones you buy. So many people want to change the envelope of the home from the minute they enter, but this can be a long uphill battle. Cosmetic changes, by comparison, are easy.

    We like to advise our clients on how to make desired cosmetic changes quickly and efficiently, so they can get in and enjoy their new digs.

  • Unsatisfying as it is, we say “it depends.”

    The number of homes shown has decreased in recent years as many  buyers start their searches online. They preview options without leaving their living room. However, when they find a house that looks right, people tend to move fairly quickly.

    So it’s hard to give even an approximate number here. We’ve seen some clients take years, and others surprise us by choosing their dream home in a matter of weeks.
